In the hard version, the light briefly flashed for a fifth of a second, a time so brief that the rats had to really concentrate to choose the right hole. The harder task came with double the sugar-pellet reward.?

Instead, Lenton's research shows a permanent alteration. According to data from the past five years, the Arctic sea ice has not recovered from the 2007 extreme low. "The system has passed a tipping point," he says.

What caused the change is still unclear. Lenton speculates that the exceptional low in 2007 (pictured, above right) might have allowed the ocean to absorb so much heat that a lot of the thicker multiyear ice, which used to persist through the summer, was melted. Alternatively, the loss of ice may have changed air circulation patterns above the Arctic in ways that have similarly "locked in" the change.

Tsunami risk

Other glaciologists would not comment before seeing the details of the analysis, which have yet to be published in a journal. But if the findings are confirmed, they say, the existing models will have to be rewritten.

Elsewhere at the conference, Euan Nisbet of Royal Holloway, University of London, offered one particularly scary consequence of Arctic warming. He warned on Tuesday that warming ocean currents east of Greenland were melting ice in the seabed.

This could trigger landslides on steep submarine slopes in the area, unleashing tsunamis capable of hitting the UK, and releasing buried methane that could amplify global warming. Something similar happened off Norway 8000 years ago in a similar geological setting, Nisbet told New Scientist.

French police press besieged gunman to surrender

TOULOUSE, France (AP) ? Riot police set off explosions outside an apartment building early Thursday in an effort to force the surrender of a gunman who boasted of bringing France "to its knees" with an al-Qaida-linked terror spree that killed seven people.

Hundreds of heavily armed police, some in body armor, surrounded the five-story building in Toulouse where the 24-year-old suspect, Mohamed Merah, had been holed up since the pre-dawn hours of Wednesday.

As midnight approached, three explosions were heard and orange flashes lit up the night sky near the building. An Interior Ministry official said the suspect had gone back on a previous pledge to turn himself in ? and that police blew up the shutters outside the apartment window to pressure him to surrender.

Sporadic blasts and bursts of gunfire rang out throughout the night, though officials insisted no full-out assault was under way. "It's not as simple as that. We are waiting," the Toulouse prosecutor, Michel Valet, told The Associated Press.

Authorities said the shooter, a French citizen of Algerian descent, had been to Afghanistan and Pakistan, where he claimed to have received training from al-Qaida.

They said he told negotiators he killed a rabbi and three young children at a Jewish school on Monday and three French paratroopers last week to avenge the deaths of Palestinian children and to protest the French army's involvement in Afghanistan, as well as a government ban last year on face-covering Islamic veils.

"He has no regrets, except not having more time to kill more people and he boasts that he has brought France to its knees," Paris Prosecutor Francois Molins told a news conference.

French authorities ? like others in Europe ? have long been concerned about "lone-wolf" attacks by young, Internet-savvy militants who self-radicalize online since they are harder to find and track. Still, it was the first time a radical Islamic motive has been ascribed to killings in France in years.

Merah espoused a radical brand of Islam and had been to the Afghanistan-Pakistan region twice and to the Pakistani militant stronghold of Waziristan for training, Molins said.

He said the suspect had plans to kill another soldier, prompting the police raid.

The standoff began after a police attempt at around 3 a.m. Wednesday to detain Merah erupted into a firefight. Two police were wounded, triggering on-and-off negotiations with the suspect that lasted into the night.

As darkness fell, police cut electricity and gas to the building, then quietly closed in to wait out the suspect.

Authorities were "counting on his great fatigue and weakening," said Didier Martinez of the SGP police union, adding the siege could go on for hours. Street lights were also cut, making Merah more visible to officers with night vision goggles in case of an assault.

The gunman's brother and mother were detained early Wednesday. Molins said the 29-year-old brother, Abdelkader, had been implicated in a 2007 network that sent militant fighters to Iraq, but was never charged.

The siege was part of France's biggest manhunt since a wave of terrorist attacks in the 1990s by Algerian extremists. The chase began after France's worst-ever school shooting Monday and two previous attacks on paratroopers beginning March 11, killings that have horrified the country and frozen campaigning for the French presidential election next month.

French President Nicolas Sarkozy, who has played up nationalist themes in his bid for a second term, vowed to defend France.

"Terrorism will not be able to fracture our national community," Sarkozy declared Wednesday on national television before heading to funeral services for the two paratroopers killed and another injured last week in Montauban, near Toulouse.

The suspect repeatedly promised to turn himself in, then halted negotiations. Cedric Delage, regional secretary for a police union, said police were prepared to storm the building if he did not surrender.

After bouts of deadly terrorist attacks in France in the 1980s and 1990s, France beefed up its legal arsenal ? now seen as one of the most effective in Western Europe and a reference for countries including the U.S. after the Sept. 11 attacks.

Sarkozy's office said President Barack Obama called him Wednesday to express condolences to the families of the victims and praise French police for tracking down the suspect. The statement said France and the United States are "more determined than ever to fight terrorist barbarity together."

In recent years, French counterterrorism officials have focused mainly on al-Qaida in the Islamic Maghreb, the North African affiliate of Osama bin Laden's network that has its roots in an insurgent group in Algeria, a former French colony.

Molins said Merah's first trip to Afghanistan ended with him being picked up by Afghan police "who turned him over to the American Army who put him on the first plane to France."

He said Merah bragged to authorities that he planned more attacks inside France.

"He had foreseen other killings, notably he foresaw another attack this morning, targeting a soldier," Molins said, adding Merah also planned to attack two police officers. "He claims to have always acted alone."

Merah has a long record as a juvenile delinquent with 15 convictions, Molins added.

An Interior Ministry official, speaking on condition of anonymity, said Merah had been under surveillance for years for having "fundamentalist" Islamic views.

During the standoff, police evacuated the five-story building, escorting residents out using the roof and fire truck ladders. The suspect's apartment was on the ground floor of the postwar building, locals said.

French authorities said Merah threw a Colt .45 handgun used in each of the three attacks out a window in exchange for a device to talk to authorities, but had more weapons, including an AK-47 assault rifle. Interior Minister Claude Gueant said other weapons had been found in his car.

"The main concern is to arrest him, and to arrest him in conditions by which we can present him to judicial officials," Gueant added, explaining authorities want to "take him alive ... It is imperative for us."

Delage said a key to tracking Merah was the powerful Yamaha motorcycle he reportedly used in all three attacks ? a dark gray one that had been stolen March 6. The frame was painted white, the color witnesses saw in the school attack.

According to Delage, one of Merah's brothers went to a motorcycle sales outfit to ask how to modify the GPS tracker, raising suspicions. The vendor then contacted police.

The shooter has proved to be a meticulous operator. At the site of the second paratrooper killing, police found the clip for the gun used in all three attacks ? but no fingerprints or DNA on it.

Those slain at the Jewish school, all of French-Israeli nationality, were buried in Israel on Wednesday as relatives sobbed inconsolably. The bodies of Rabbi Jonathan Sandler, his sons Arieh, 5, and Gabriel, 3, and 8-year-old Myriam Monsenego had been flown there earlier in the day.

At the funeral, Myriam's eldest brother, Avishai, in his 20s, wailed and called to God to give his parents the strength "to endure the worst trial that can be endured."

Palestinian Prime Minister Salam Fayyad denounced the deadly shooting attack at the Jewish school and condemned the link to Palestinian children.

"It's time for criminals to stop using the Palestinian cause to justify their terrorist actions," Fayyad said in a statement. "The children of Palestine want nothing but dignified lives for themselves and for all the children."

Before he was killed last year, bin Laden stressed the importance of focusing on the Palestinian cause. In what is believed to be a draft letter to al-Qaida's top lieutenant, the al-Qaida leader wrote about the need for the terror group's affiliates to tie their operations to broad concern for Palestine instead of local grievances, according to declassified documents obtained in last year's bin Laden raid that were reviewed by the Washington Post.

U.S. stocks were mostly unchanged Wednesday, a calm day in the middle of a bumpy week. U.S stock on the Dow fell 45 points to close at 13124.

U.S. stocks closed mixed Wednesday after a quiet trading day that left the indexes little changed.

The Dow Jones industrial average closed down 45.57 points, or 0.3 percent, to 13,124.62. It had been up 20 shortly after the opening bell. The Dow had its biggest loss in two weeks on Tuesday, falling 68.94 points.

The Standard & Poor's 500 index closed down 2.63 points, or 0.2 percent, at 1,402.89. The Nasdaq composite average closed up 1.17 at 3,075.32.

Hewlett-Packard led the Dow lower, sliding 2.2 percent after saying it would combine its printer and PC divisions to save money and improve efficiency. H-P is coping with declining sales of PCs and printer ink as smartphones, tablets and electronic document-sharing gain popularity.

Earlier Wednesday, the National Association of Realtors released a mixed report about the state of the housing market. Sales of previously occupied homes dipped last month, but the sales pace for the winter was the best in five years, NAR said. Housing has been dragging on the economic recovery; an oversupply of homes has decimated construction and other trades in many parts of the country.

Without strongly positive or negative news to move the market, stocks meandered sideways for most of the day. John Manley, chief equity strategist for Wells Fargo Advantage Funds, said the lack of market-moving events is generally good for stocks. Traders are increasingly confident that the risks hanging over the market from Europe, oil prices and China will blow over, he said.

"If it hasn't happened today, that means it might not happen tomorrow," Manley said. "My guess is, no news means a slight upward bias to the market."

The yield on the 10-year Treasury note fell to 2.30 percent from 2.36 percent late Tuesday. Gold and crude oil prices rose slightly.

Stocks closed lower on Tuesday after two reports signaled an economic slowdown in China. Supercharged growth in China over the past three years has helped sustain the global economic recovery. The Dow had its biggest loss since March 6.

The Dow is still up 1.3 percent this month and 7.4 percent so far this year. Other indexes are up even more for the year: The S&P 500 has gained 11.6 percent; the technology-focused Nasdaq composite 18.1 percent.

In a research report Wednesday, Goldman Sachs analysts urged investors to dump bonds and put money into stocks. The report argues that the weak economic growth in the United States and Europe is not universal, and that the 2010s could be the strongest period for world growth between 1980 and 2050.

It also argues that, while Japan's two decades of economic stagnation in the 1990s and 2000s are a tempting comparison to what the U.S. and Europe face today, Japanese stocks were far more overvalued before Japan entered its decline.

"We think it's time to say a 'long goodbye' to bonds, and embrace the 'long good buy' for equities as we expect them to embark on an upward trend over the next few years," the report says.

Among stocks making big moves:

? Baker Hughes fell 5.8 percent, the most of any company in the S&P 500, after the oil-field services company said its profit margin would fall below last quarter's as companies shift from crude to natural gas exploration. Baker Hughes faces shortages of raw materials used in its pressure pumping business, a decline in fleet usage and higher-than-expected personnel and logistics costs.

? Hartford Financial jumped 1.4 percent after the company said it would get out of the annuity business and focus on property and casualty insurance, group benefits and mutual funds. Hedge fund manager John Paulson had urged Hartford to spin off businesses.

? Green Mountain Coffee Roasters soared 10 percent. The company said it was expanding its partnership with Starbucks to sell Starbucks' Vue coffee packs for use in Green Mountain's Keurig single-cup machines. The news relieved investors concerned that Starbucks' new single-cup Verismo coffee machine might be a competitive threat to Keurig.

? FSI International, which makes equipment for producing microelectronics, jumped 5.9 percent after the company reported that orders skyrocketed in the latest quarter, helping it beat analysts' forecasts.

Nothing is impossible in medicine, but you are really too young to have a squamous cell carcinoma, in the circumstances which you describe. The other two main types of skin tumour, malignant melanoma and basal cell carcinoma, do not often affect the penis. Cancer is diagnosed for positive reasons, ? not by exclusion, 'because it can't be anything else.' You don't seem to have any positive reasons to diagnose cancer.I don't really know what else to say to convince you. The Numbers Behind the Copyright Math

Actually, here's another idea for where at least a part of those 8 billion are coming from. Now probably none of them accounts for 8 billion by itself, but I do believe it adds up.

1. Just the economy and more importantly how it impacted culture. In 1999 it was in the middle of a bubble, and everyone who got some of that money was flaunting it somehow. Buying stuff to show you can was expected.

Nowadays we're still on the tail curve of a depression, where a bunch of people lost their homes, unemployment is still very high, a bunch of people ARE having less disposable income (the median family income didn't follow the GDP per capita, so pretty much everyone south of the median is getting shafted) and most importantly this creates uncertainty for the future. It's looking like a lot less of a good idea to blow all your money on entertainment and luxuries when you're not sure if next year you'll be able to afford the essentials (medical care included) and/or keep your home.

A bunch of other industries are feeling the same pinch, so I fail to see why the RIAA would think they're exempt from it and should see the same income as at the apex of a bubble and of economic optimism, if it weren't for those pesky pirates.

2. Less free time for that entertainment. We just had a front page article yesterday about how overtime demanded is steadily climbing.

3. Competing with other forms of entertainment. You can see the movie industry and TV having the same problem. Less people are going to the movies when they can play WoW or TOR or whatever for a month instead. And it's not just games. Social networks for example also sink a heck of a lot of the time left after that overtime.

It's stuff that was still regarded as (borderline) stuff for socially dysfunctional nerds in 1999. The idea that if you play Ultima as an adult you're probably one of those 40 year old virgins living in mom's basement was flung around by many a lot more seriously than nowadays.

Internet access also was spotty and slow, and frankly there wasn't all that much to do on the Internet, compared to nowadays.

The whole culture was more favourable to sitting and listening to a record as a way to pass the time, while nowadays it's at best something you use as background music while doing something else. And not just while you sit at home but also...

3. Share of the MOBILE entertainment. Frankly there was not much more you could do in 1999 on the road than listen to some music on your walkman or CD player or, if you were really high tech, MP3 player. Sure, you could use a gameboy, but see again, a lot saw that as stuff just for kids, and it also didn't help that most of those mobile games WERE made for kids.

There was a lot of music bought just to have something to listen to while you're on the bus or train or plane.

Nowadays even kids have phones capable of doing much more than that, including again Internet stuff. That's got to mean less albums you need to buy just to keep from being bored out of your skull on the road.

Which in turn sets the stage for the next point...

4. A different culture among the youth. Which, honestly, was always a big target demographic there.

It used to be that music was a major topic in high school, and buying the same records that the rest of the lemmings were persuaded by marketing hype to buy, was the way to fit in. There were a lot of Britney Spears albums (chosen as an example because she had her first album in 1999) and whatnot bought just to fit in with the cool kids who were listening to Britney Spears.

And don't kid yourself if you were all counter-culture, the same applied there. There were a lot of The Cure and Sex Pistols albums sold to kids who wanted to fit in with the goth and respectively punk gang. We were so independent and defying convention and totally unlike the rest of the sheeple, and whatnot... that we bought the exact same clothes, music, etc, as a group we were trying to fit in. Yeah, different and independent my ass.

Feds to probe death of Fla. teen Trayvon Martin

The Hispanic security guard who shot an unarmed black 17-year-old claimed self-defense and police declined to arrest him. NBC's Pete Williams reports.

In the wake of spreading public outrage, the Justice Department and the FBI have opened an investigation?into the shooting of a black teenager by a Florida neighborhood watch captain who escaped arrest.


More than 435,000 people, many alerted by tweets from celebrities?such as?movie director Spike Lee and musician Wyclef Jean, signed a petition on Change.org, a social action website, calling for the arrest of the shooter, George Zimmerman.

The Justice Department's Civil Rights Division and the FBI announced?on Monday?that they have opened an investigation into the shooting in Florida of 17-year-old Trayvon Martin, who was unarmed when he was killed.

"The department will conduct a thorough and independent review of all of the evidence and take appropriate action at the conclusion of the investigation," the Justice Department said in a statement.

The campaign to draw attention to the case is the third largest in Change.org's history, and surpassed a petition of about 300,000 signatures credited last year with persuading Bank of America to drop plans for a $5 debit card fee, said Megan Lubin, a Change.org spokeswoman.

The victim's family lawyer, Ben Crump, said public pressure was behind an earlier promise by the Justice Department to review the case. And some Florida legislators are moving to consider a change in the law to prevent a recurrence.

Demand for an arrest
"People all over the world, more than 400,000 people, said we demand you make an arrest. That's what is building pressure to look at it," Crump said.

The shooting occurred February 26 when Zimmerman spotted Martin walking home from buying candy and iced tea at a convenience store.

Zimmerman, patrolling the neighborhood in his car, called the 911 emergency number and reported what he called "a real suspicious guy."

"This guy looks like he's up to no good, or he's on drugs or something. It's raining and he's just walking around, looking about," Zimmerman told dispatchers, adding, "These @!$%#s. They always get away."

The dispatcher, hearing heavy breathing on the phone, asked Zimmerman: "Are you following him?"

"Yeah," Zimmerman said.

"Okay, we don't need you to do that," the dispatcher responded.

But several neighbors subsequently called 911 to report a scuffle between Zimmerman and Martin. While some of the callers were still on the phone, cries for help followed by a gunshot can be heard in the background.

"I recognized that (voice) as my baby screaming for help before his life was taken," Martin's mother, Sybrina Fulton, told Reuters.

?(Zimmerman) was reacting to the color of his skin,?? Fulton,?said Monday on NBC's Today show. ?He committed no crime. My son wasn?t doing anything but walking on the sidewalk, and I just don?t understand why this situation got out of control.??

'Stand your ground'
Police declined to arrest Zimmerman, and turned the case over to prosecutors where it remains under review. Police cited Florida's "Stand Your Ground" law, enacted in 2005 and now in effect in at least 16 other states.

Dubbed "Shoot first (ask questions later)" by opponents, the Florida law allows a potential crime victim who is "in fear of great bodily injury" to use deadly force in public places.

The landmark law expanded on legislation, known as the Castle Doctrine, that allowed use of deadly force in defense of "hearth and home." Passed under former Florida Governor Jeb Bush in 2005, it overturned a centuries-old doctrine that required the potential victim to retreat and avoid confrontation if possible, according to Ladd Everitt, spokesman for the Coalition to Stop Gun Violence, a Washington-based advocacy group.

"No one could argue that Zimmerman could not have safely retreated and avoided this conflict, and I think that is the critical element here and why these laws are so dangerous," Everitt said. "He (Zimmerman) does not have a duty to retreat in Florida."

Crump said Zimmerman should not be protected under the Stand Your Ground law. "It's illogical, you can claim self defense after you chase and pursue somebody," he said. "That's a courtroom defense. That's not something the police accept on the side of the street."

Five years after Florida's Stand Your Ground law was enacted, a 2010 review by the St. Petersburg Times found that reports of justifiable homicides had tripled, and a majority of cases were excused by prosecutors or the courts. Meanwhile, the petition drive, started by a friend of Trayvon's mother, has been signed by people across the globe from Canada to Thailand, Lubin said.

Celebrity tweets over the weekend made #Trayvon a trending topic on Twitter, she said. Additional celebrities tweeting and posting on Facebook about the case include singers Clay Aiken and John Legend, film director Michael Moore and actress Mia Farrow.

A report from the Central Penn Business Journal. ?As I travel around our branch offices throughout Central Pennsylvania, I am noticing a new mood: enthusiasm. Seems as though the real estate community is tired of being beaten with the proverbial stick ? endless media reports of doom, frontpage stories about foreclosures, a string of statistical analyses that attempt to ? what? Discourage home buyers??

?No one?s denying that the local markets have adjusted. Come on now, though, who didn?t expect that after the crazy run-up? Buyer activity is up and consistent. Well-priced homes are moving (hint, hint to the rest). There?s a sense that 2012 will be the last year of the ?psychological downturn,? and in this, I hope, they are right.?

The Philadelphia Inquirer in Pennsylvania. ?February foreclosure filings in the Philadelphia metropolitan area rose almost 50 percent from the same month a year ago, while mortgage defaults in Pennsylvania increased 35 percent during the same period, RealtyTrac said. RealtyTrac VP Daren Blomquist cited the example of one house in the 2800 block of South Seventh Street in Philadelphia scheduled for sheriff?s auction Monday. The first notice of intent to foreclose against the borrowers was filed in June 2007. ?This is probably one of the more extreme examples, but there are plenty that have been sitting in the foreclosure pipeline for a year or two,? Blomquist said.?

The Express Times in Pennsylvania. ?Easton officials are looking for answers to stem an ongoing tide of properties becoming vacant through foreclosure. As foreclosures increase, Councilman Roger Ruggles said his attention is increasingly falling on banks as much as absentee landlords. ?What we find is many times banks are holding onto (foreclosed properties) because real estate prices are down now,? Ruggles said.?

The Herald Mail on Pennsylvania. ?Home building continued to plummet in Franklin County, Pa., in 2011. The county issued 179 permits in 2011, compared with 1,257 in 2006. Franklin County experienced a housing boom about five years ago, with some calling it the ?Mason-Dixon Challenge? as people who work in the Washington, D.C., and Baltimore areas moved north.?

?About 4,000 lots remain in limbo in various stages of Washington Township?s approval process, ranging from sketch plans to preliminary and final approval. Ronnie Martin, a Waynesboro-based Realtor and developer, said short sales and foreclosures are driving down the costs of all homes for sale. The average buyer, he said, is looking to spend no more than $1,000 a month for principal, interest, taxes and insurance. That means the typical buyer is looking to spend $130,000 to $170,000 on the home, Martin said.?

?The popularity of town houses in Franklin County declined when the Uniform Construction Code in Pennsylvania started requiring sprinkler systems in buildings with three or more units, Martin said. ?The problem is we?re not doing very well with the new law requiring sprinkler systems, which cost $5,000 a unit. That?s all the profit,? Martin said. ?You can?t absorb the cost, so we shut down and aren?t building anything,? he said.?

DFM News in Delaware. ?There are more homes available in Middletown than there are buyers. Deb Sullivan, a Middletown native and a RE/Max agent, says the home market was hit especially hard because so many buyers came in at the height of the housing boom, then parked two SUVs the driveway and built a pool in the backyard. ?It might have been their first home and it cost $400,000,? she says. ?The debt-to-income ratio was simply too high for many people.??

?Higher energy costs also are hurting home sales as prospective buyers weigh the cost of commuting to Wilmington or Dover. ?People aren?t looking for 5,000 square feet any more,? Sullivan says. ?They don?t want two-story family rooms because they worry about utilities.??

?McMansions will not be in reach for most of the new employees at Amazon. The company says more than 700 of the 849 workers will earn $11 an hour. Still, Sullivan believes new jobs will give both the home buying and rental markets a boost. ?These jobs will help us to sell less expensive homes, which means those owners will be able to move up,? she says.?

The Frederick News Post in Maryland. ?Frederick County had 55 foreclosures in February, according to RealtyTrac, down nearly 7 percent from January and down 15 percent from February 2011. ?It appears that foreclosures are coming on the market in small spurts and will not have a heavy flood anytime this year as the election is upon us,? said Darren Ahearn, an agent with Real Estate Teams in Frederick. ?They (lenders) do not want to have things get worse off than it has been overall.??

?Buzz Mackintosh of Mackintosh Inc. Realtors in Frederick said Maryland has roughly 23 months of ?shadow inventory,? homes that are near foreclosure or going through the distressed property process by lenders but will add to the market inventory eventually.?

The Virginian Pilot. ?Dotty Acampora is a foreclosure-prevention counselor at the nonprofit Virginia Beach Community Development Corp. She sat down with The Pilot recently to talk about where the region stands at this juncture. Q: Last year the number of foreclosures across the region fell from a high during 2010. Do you think Hampton Roads has seen the worst of the foreclosure crisis??

?A: Honestly, I don?t think we?ve gotten over the hill yet. Far from it. I think this year is probably the top of the hill. Now that the mortgage settlement has come to fruition - I got the recent issue of Inside Business, and I saw that the local foreclosure listings page had doubled at least in the number of sales posted.?

The Daily Press in Virginia. ?Hampton Roads home sales climbed nearly 21 percent in February, compared to February 2011, but about one in three of those sales, or 36 percent, were foreclosed homes or short sales. For months, there has been an oversupply of homes on the market, but that number?s coming down. Sheila Dann, president of the Virginia Peninsula Association of Realtors attributes the drawdown of the oversupply to people who are deciding not to sell if they can?t get as much as they want. Her advice for those sellers? ?If you don?t need to sell, don?t do it.??

The Gaston Gazette in North Carolina. ?Gaston County had more new home sales this January than during any January since 2008. People who know the industry would caution us not to stake too much on the improvement, however. The gain was slight, about four homes more than in the previous year. And the number remains far lower than the five-year peak, which totaled 80 homes in January 2008. ?The market for new construction is not there,? said Moises Miranda, a Gastonia Realtor and, in more robust times, housing developer who serves as president of the Gaston Association of Realtors.?

?Miranda was a partner in building 29 houses in 2003, in addition to around six townhouses. ?But there was a market back then,? he says.?

?Say it will cost you $15,000 for a piece of land and $70,000 to build a home on it. With so many foreclosures and short sales pulling down prices, you can probably buy that same house, or the 2005-built equivalent, for $70,000, ac-cording to Miranda. Miranda himself has a few lots just waiting for new houses. ?But if I build,? he says, ?I have no one to buy.??

The Chapel Hill News in North Carolina. ?Greenbridge, the 10-story condominium project heralded as the beacon of downtown Chapel Hill?s higher-rise future, was foreclosed, its managing partner said. Sales of units in the energy-efficient building were halted after the $60 million project ran $1.6 million over budget in 2010 and Bank of America wouldn?t pay the bills, partner Tim Toben said. Thirty-seven of 97 units had been sold.?

?Bank of America loaned the developers $43.25 million in 2008, Toben said. The developers, their friends and family members invested $17 million, which has all been lost, he said. ?It?s been incredibly painful to see a great project standing idle, while the world moves on,? Toben said in an email.?

The Brunswick Beacon in North Carolina. ?The fate of trees remains up in the air after a roomful of residents bombarded the manager of Carolina Shores Golf Course with questions. A resident asked whether the golf course is ?bankrupt or not?? Mayor Walter Goodenough banged the gavel and said it was not an appropriate question at this time. ?What the golf course owes in taxes has nothing to do with what we are doing or whether or not they?re going to get a permit to take trees down,? Goodenough said.?

?If the golf course?s tree-removal request is approved, another resident asked if that meant, ?in the future, if we want trees taken down simply to grow grass, we can do it?? ?You don?t want that golf course to fail,? Goodenough responded. ?And if it means taking down 1,000 trees or 500 trees or 10 trees, it?s beneficial to everybody over there that has homes that are valued at $200,000, $300,000 and $400,000. We as a town can?t let it fail. ??

?At the end of the two-hour meeting, residents continued to question how removal of trees would affect water absorption and flooding. ?Trusting in the golf course is definitely a difficult problem,? Teddy Altreuter said. ?We all know they?re in foreclosure.??

The High Point Enterprise in North Carolina. ?Although the economy is looking up and the housing market is following it, Guilford County is still behind. According to a report from the N.C. Housing Coalition, the average hourly wage in High Point is $12.56, about $1 less than the North Carolina average of $13.68. The average wage of a renter in the Triad is $11.71. With nearly 85,000 renters in the area, about 50 percent of them in and around the Triad do not earn enough to afford a two-bedroom unit at the Fair Market Rent.?
